What Stamp Duty Actually Is
Stamp duty is a state government tax charged on the sale deed that legally transfers property ownership to you. Without it being paid and the deed stamped, your ownership document carries no legal standing if a dispute ever arises — it's not an optional add-on, it's what makes your purchase legally real.
Current Punjab Rates
As of 2026, Punjab charges stamp duty at **7% for male buyers, 5% for female buyers, and 6% for joint ownership between a male and female co-owner** — one of the more meaningful gender-based concessions among Indian states. Registration charges are fixed separately at **1% of the property's value**, capped at ₹2,00,000 in most cases. What Value Is Stamp Duty Calculated On?
Stamp duty is charged on whichever is higher: the actual transaction value declared in your sale deed, or the government's circle/collector rate for that locality. If your agreed purchase price is above the circle rate, duty is calculated on your actual price — you can't reduce your stamp duty liability by under-declaring against a higher circle rate.

A Worked Example
On a flat valued at ₹1 crore, a male buyer would pay approximately ₹7 lakh in stamp duty plus up to ₹1 lakh in registration charges (capped) — a combined ₹8 lakh, roughly 8% of the property value, on top of the purchase price itself. A female buyer on the same transaction would pay roughly ₹6 lakh combined. This is why registering property jointly with a female co-owner, or solely in a woman's name where feasible, is a common cost-saving approach in Punjab.
Why Registering Promptly Matters
Some buyers are tempted to delay formal registration to defer this cost, relying instead on an informal agreement. This is a genuine legal risk — an unregistered sale deed has no evidentiary value in court, meaning your ownership claim is significantly weaker if a dispute over the property arises later.
Budgeting This Alongside Your Purchase
Stamp duty and registration are paid separately from your home loan in most cases — lenders typically finance the property value, not the statutory charges — so this should be part of your own-contribution budget from day one, not an afterthought at registration time.
