Why a Question List Beats a Gut Feeling
Sales presentations are designed to highlight strengths — that's normal and expected. What protects a buyer is asking the questions that a brochure won't proactively answer. Below is a working list organised by what actually matters at each stage of the decision.
On Legal Standing
- What is the exact RERA registration number, and can I confirm it myself on the state portal?
- Is the land title clear, and has it been independently documented?
- What is the promised possession date as filed with RERA — does it match what the sales team is telling me verbally?
On Size and Layout
- What is the carpet area, not just the super/saleable area, for this specific unit?
- Is the floor plan I'm being shown the actual sanctioned layout, or an indicative one?
- Are there multiple size variants within the same configuration label (e.g., more than one "3+1 BHK" size), and which one am I being quoted?

On Price and Payment
- Is this a construction-linked plan or a fixed schedule, and what happens if construction is delayed?
- What charges are excluded from the quoted price — GST, registration, club membership, parking?
- Is the price locked once I book, or subject to escalation clauses?
On Delivery and Possession
- What is the current construction status relative to the original timeline?
- What compensation clause, if any, applies if possession is delayed beyond the committed date?
- Who handles maintenance and handover of common areas post-possession?
On the Community and Amenities
- Which amenities are ready at possession versus planned for a later phase?
- Is club membership included in the price or charged separately?
- What is the maintenance cost structure once the project is operational?
